Ceiling Dripping, Paint Peeling – The Surprising Truth Traced to Two Sources Upstairs

「"My ceiling keeps dripping, and my kitchen cabinet is deformed from the moisture. What am I supposed to do?“」

This was the heartfelt cry from the owner of Flat B, 6th Floor, Block 10, Tai Po Centre.

Since 2024, he had noticed water seepage appearing in multiple areas of his home – the bathroom ceiling, kitchen ceiling, living and dining room ceiling, and even the bedroom ceiling. Paint was peeling. Plaster and concrete were spalling. Ceramic tiles were cracking. The kitchen cabinet had become so warped from prolonged exposure to moisture that it was being squeezed out of shape by the ceiling above.

He tried complaining to the management office. He tried speaking to the upstairs neighbour. But the problem never went away. Every evening, he would come home to see fresh water stains spreading across the ceiling, and hear the occasional drip of water falling. He felt frustrated, anxious, and utterly helpless.

A Scientific Investigation Uncovers the Hidden Truth

On 29 May 2026, the expert team from Silver Surveyors arrived at the subject flat to conduct a comprehensive technical inspection. We deployed multiple professional testing methods, cross-validating every finding to ensure objectivity and accuracy.

What Did We Discover?

1.Infrared Thermography Revealed Concealed Moisture Zones: Extensive moisture retention was detected in the bathroom ceiling (Affected Area 1) and the kitchen ceiling (Affected Area 2). Smaller amounts of moisture were also found in the living/dining room ceiling, a structural beam, and the bedroom ceiling. These cool-temperature zones, shown in blue on the thermal images, were clear evidence of water accumulation.

2.Conductive Moisture Meter Testing Confirmed the Severity: The moisture reading at the bathroom ceiling reached 40.0% (very high level), while the kitchen ceiling registered a staggering 58.9% (extremely high level). By comparison, the reference area measured only 7.8% – a stark contrast that left no room for doubt.

3.Water Sample Analysis Identified the Nature of the Water: Samples taken from the bathroom and living/dining room contained traces of salt and ammonia, consistent with wastewater from a bathroom. Samples from the kitchen contained traces of salt but no ammonia, consistent with discharge from a kitchen drainage pipe. This ruled out the possibility of fresh water pipe leakage or external wall infiltration.

4.Visual Inspection Documented the Extent of Damage: The bathroom ceiling showed paint peeling, water stains on the false ceiling, and cracked ceramic tiles near the window. The kitchen ceiling exhibited spalling concrete and plaster, cracked tiles, and a cabinet deformed by the sagging ceiling above. The living/dining room ceiling had delaminated plaster and hollow areas. The bedroom ceiling also showed paint peeling and cracks.

Comprehensive Conclusion:

Evidence and indications suggest that the leak originated from two locations in the upper-level unit (Unit B, 7th floor):

The shower cubicle/bathtub in the bathroom was leaking, with water migrating downwards and spreading to the subject flat's bathroom ceiling, living/dining room ceiling, wall, and bedroom ceiling.

The kitchen drainage pipe was leaking, with water spreading to the subject flat's kitchen ceiling and structural beam.

How Much Damage Was Done? A Clear Assessment

Based on our detailed calculations, the total loss and estimated repair cost for the subject flat amounted to:

Cutting out and removing deteriorated concrete, rust treatment for exposed steel reinforcement, and structural strengthening

Reinstatement of plastering and emulsion paint finish

Replacement of aluminium false ceiling

Replacement of kitchen wall tiles and two sets of kitchen cabinets
