一. Service Background & Statutory Requirements
In accordance with the Hong Kong Buildings Ordinance, private residential buildings aged 30 years or above (excluding those not exceeding 3 storeys) are required to undergo mandatory building inspection every 10 years. Furthermore, residential buildings over 10 years old must undergo mandatory window inspection every 5 years.
Building Inspection Scope: Common areas, external walls, projections, signboard structures, and fire safety installations.
Window Inspection Scope: All windows, glass louvers, and glass walls, checking for structural looseness, corrosion, waterproofing efficacy, etc.
Statutory Timeframe: Upon receiving the notice from the Buildings Department, window inspection and repair must be completed within 6 months (9 months for common parts), and building inspection and repair must be completed within 12 months.
Consequences of Non-compliance: Failure to comply with the notice may result in a maximum fine of HK500,000and1yearimprisonment∗∗forbuildinginspectionviolations; amaximumfineof∗∗HK250,000 and 3 months imprisonment for window inspection violations.
