一、Problem background
The owner of Room E on the 21st floor of Haiyi Pavilion in Riviera Gardens, Tsuen Wan, New Territories, has discovered severe leakage from the ceiling of the toilet, accompanied by concrete spalling, steel corrosion, and power outages. It is initially suspected that the cause lies in the renovation works of the upper-level unit, and the responsibility needs to be clarified.
二、Detection methods and technological applications
1.High-definition infrared scanning
Using a Fluke infrared scanner, locate water-hidden areas through temperature differences.
The low temperature zone (blue/purple) indicates the presence of extensive water accumulation beneath the floor of the upper unit's toilet.
2.Conductive induction humidity detection
The humidity at the critical point reached 99.9% (with a normal value of less than 20%), confirming persistent leakage.
The humidity distribution map clearly indicates that the source is the floor of the upper toilet.
3.Chemical analysis of water samples
The positive reaction to ammonia and the detection of salt content (0.04 p.p.t) ruled out rainwater on the external wall and confirmed a leak in the drainage pipe.
三、Key evidence and conclusions
1.Responsibility attribution: The waterproof layer of the toilet in the upper unit failed, and the accumulated water penetrated into the lower unit through cracks in the floor.
2.Structural risk: The reinforcement in the lower ceiling has corroded to a severe level, and the concrete is hollow and requires urgent repair.
3.Legal effect: The report complies with Appendix E of the Rules of the District Court and is accepted by the High Court of Hong Kong.

The owner of Unit A on the 29th floor of Haining Pavilion, Block 5, Phase 1 of Haiyi Peninsula in Ap Lei Chau discovered continuous leakage from the ceiling of the guest bathroom, water stains on the walls, and water droplets hanging from the electrical fixtures. The customer had previously negotiated with the unit above (Unit A on the 30th floor) regarding the leakage issue, but it was necessary to clarify the attribution of responsibility and the source of the leakage.
Note: There are obvious water stains and damp traces on the ceiling at the affected location

1.High-definition infrared scanning
Using a Fluke infrared scanner for inspection, a large low-temperature area (blue/purple) was discovered beneath the washbasin/bathtub in the guest bathroom on the upper floor, indicating concentrated water accumulation.
2.Conductive induction humidity detection
The humidity at the critical point reached 45.3% (normal value < 20%), confirming continuous leakage.
The humidity distribution map indicates that the leakage source is concentrated on the floor of the upper guest toilet.
3.Chemical analysis of water samples
The positive reaction to ammonia and a salt content of 0.06 p.p.t. ruled out rainwater on the external walls, confirming that the issue was due to internal pipe leakage.
三、Key evidence and conclusions
1.Responsibility attribution: The waterproof layer of the guest toilet on the upper floor failed, causing water to seep through the floor and into the lower floor.
2.Risk assessment: The risk of corrosion of steel reinforcement in the ceiling is high, and urgent maintenance is required to prevent concrete spalling.

As the unit above (Room A on the 5th floor) is undergoing renovation, it is necessary to clarify the responsibility for the leakage. The client entrusted Yinjin Notary Public to conduct a systematic inspection to pinpoint the source of the leakage with scientific data.
二、Innovative detection methods and technology applications
This inspection adopts a six-stage systematic testing approach, covering water supply pipes, drainage facilities, and waterproof layers:
1.Fresh water pipe switch test (comparing changes in leakage data)
2.Fluorescent tracer tracking test (using four-color fluorescent agents to distinguish different water sources):
Green: waterproof layer of the cylinder
Blue: toilet flushing
Red: Water drainage for the washbasin
Orange: floor drainage
三、Key evidence and conclusions
1.Infrared scanning data comparison
After Test 2 (cylinder waterproof layer): The water-holding area significantly expanded, and the low-temperature zone (blue/purple) spread
The remaining tests did not trigger any significant changes, ruling out the possibility of other water sources
2. Quantitative analysis of humidity data
After Test 2, the humidity at the key point soared: the humidity at Location 3 increased from 46.4% to 57.5% (an increase of 11.1%)
The remaining tests showed a humidity fluctuation range of less than 3%, confirming that the leakage source is concentrated in the cylinder area
3. Chemical indicators of water samples
Positive reaction to urea + salt content of 0.03 p.p.t., confirmed as sewage leakage
Based on the fluorescence test results, the factor of rainwater on the exterior wall is ruled out
四、Expert conclusions and maintenance suggestions
1.Responsibility identification:
The failure of the waterproof layer on the floor and walls of the upper unit's enterprise cylinder led to sewage infiltration

Re-do the waterproof layer of the enterprise cylinder (it needs to meet the standard of being 1.8 meters above the ground)
