Common Drain Backflow Seeped Through Ceiling – A Home at Beacon Hill Garden Affected
A blocked common drainage pipe caused sewage to backflow into a ground-floor flat at Beacon Hill Garden, with contaminated water seeping through the bathroom ceiling. The owner discovered continuous dripping from the false ceiling, affecting two bathrooms, a bedroom and the corridor. SILVER SURVEYORS investigated and confirmed the source was the building's common drainage system — not the owner's private pipes. Our legally valid survey report clarified liability and estimated repair costs at approximately HK$102,400, providing solid evidence for the owner to pursue recovery from the owners' corporation and support an insurance claim.
SEWAGE BACKFLOW
Common Drain Backflow Seeped Through Ceiling – A Home at Beacon Hill Garden Affected
Case Background
On the evening of 23 April 2026, the owner of a flat at Beacon Hill Garden returned home to a shocking sight.
Water was continuously dripping from the bathroom false ceiling. Puddles of sewage sat on the floor. The shower screen, vanity cabinet, mirror cabinet and door frame were all contaminated. The smart toilet and bathroom heater were soaked beyond use. The second bathroom was also affected — the bathtub, floor and another heater all stained by sewage.
This wasn't a leaking tap or a neighbour's overflow. Something was pushing dirty water back up from inside the building's common drainage system.
The owner didn't know where to start. Should he call a plumber? Break open the ceiling? Who would pay for the damage? The next day, he engaged SILVER SURVEYORS to investigate.
What We Found On Site
We inspected the flat on 24 April 2026. The damage was more extensive than expected:
Main bathroom: false ceiling blistered and peeling, active dripping, shower screen, vanity cabinet, mirror cabinet, door frame, smart toilet and bathroom heater all contaminated, ceiling light damaged
Bedroom: floor and door frame stained and blackened
Corridor: visible water marks on the floor
Second bathroom: bathtub, floor and bathroom heater affected
We traced the water path along the ceiling and walls, then examined the building's common pipe duct. The water wasn't coming from the owner's internal pipes — it was backflowing from the common drainage system, seeping through the bathroom ceilings into the flat.
The Truth: Not an Internal Leak, But a Common Pipe Problem
Many homeowners assume sewage dripping from the ceiling means a problem upstairs or a broken internal pipe. In this case, our investigation confirmed:
The source was the common pipe duct. When the building's main drainage system cannot discharge properly, wastewater pushes back through the lowest unit's bathroom ceiling. The owner's private pipes were fine. The fault lay with the building's common facilities.
What looked like a personal disaster turned out to be a shared building problem.
The Outcome
Our survey report provided clear, legally admissible findings:
Confirmed the sewage backflow originated from the common pipe duct, not the owner's private pipes
Documented the affected areas: two bathrooms, bedroom floor and corridor — over 100 sq. ft. in total
Listed specific damaged items: doors, mirror cabinet, smart toilet, bathroom heaters, false ceilings, electrical fittings
Recommended full replacement of contaminated fixtures and electrical safety inspection
Estimated total repair cost: approximately HK$102,400 (excluding damaged personal belongings)
With this report, the owner did not have to pay out of pocket or start blind repairs. He could pursue recovery from the owners' corporation and management company, and use the report as supporting evidence for his insurance claim.
