Common Drain Backflow Flooded a Yaumatei Home with Sewage
A blocked common drainage pipe caused sewage to backflow into a ground-floor flat on Reclamation Street, Yaumatei, flooding the bathroom, kitchen, living room and two bedrooms. The owner initially feared the problem was inside his own unit. SILVER SURVEYORS investigated and confirmed the source was the building's common drainage system — not the owner's private pipes. Our legally valid survey report clarified liability and estimated repair costs at approximately HK$69,588, providing solid evidence for the owner to pursue recovery from the owners' corporation and support an insurance claim.
SEWAGE BACKFLOW
Common Drain Backflow Flooded a Yaumatei Home with Sewage
Case Background
In February 2026, the owner of a first-floor flat at 330 Reclamation Street, Yaumatei, Kowloon came home to a nightmare.
Sewage was backing up from the bathroom floor drain. Water marks appeared across the kitchen, living room and bedrooms. The front door was swollen and blackened at the bottom. The wooden partition walls, wardrobe, and carpet under the sofa were all contaminated. It wasn't a leaking tap or a dripping ceiling upstairs — something was forcing dirty water up from the common drainage system.
The owner couldn't tell where the problem started. Should he call a plumber immediately? What if he fixed it and it happened again? Would the owners' corporation take responsibility?
Unsure of the source, he didn't want to start repairs blindly. He engaged SILVER SURVEYORS to investigate .
What We Found On Site
We inspected the flat on 6 March 2026. The damage was more extensive than expected:
Bathroom door frame — blackened and stained at the bottom
Kitchen floor — visible water marks
Living room — front door swollen and discoloured, skirting stained, display cabinet damp, electronic lock and carpet already replaced
Two bedrooms — wooden partition walls and wardrobe affected by moisture
The problem wasn't inside the flat. We traced the common drainage pipe along the external wall — it ran across the podium, down the facade and into the underground manhole. This pipe served multiple units, not just this one.
The Truth: Not an Internal Leak, But a Common Drain Backflow
Many homeowners assume floor water means their own pipes are broken. In this case, the conclusion was clear:
The sewage came from the building's common drainage system. When the main pipe becomes blocked or cannot discharge properly, wastewater pushes back through the lowest unit's floor drains. The owner's internal pipes were fine. The fault lay with the building's common facilities.
What looked like a personal disaster turned out to be a shared building problem.
The Outcome
Our survey report provided clear, legally admissible findings:
Confirmed the sewage backflow originated from the common drainage pipe, not the owner's private pipes
Documented the affected areas: bathroom, kitchen, living room, bedroom 1 and bedroom 2
Listed specific repair and replacement items: new front door with electronic lock, door frames, partition walls, wardrobe base, deep cleaning and disinfection, replacement of contaminated carpet and cushions
Estimated total repair cost: approximately HK$69,588 (excluding damaged personal belongings)
With this report, the owner did not have to pay out of pocket or guess who was responsible. He could pursue recovery from the owners' corporation and management company, and use the report as supporting evidence for his insurance claim.
Our Takeaway
The water eventually recedes, but the damage stays — on the door frame, the wardrobe, the carpet. Worse than the mess itself is not knowing who should take responsibility.
